The study presents an analysis of mortgage market of the Russian Federation for 2011-2014.The material for the study are the data provided on the websites of the Rosstat and the Agency for housing mortgage lending. The result of this study highlights the main trends in mortgage market of the Russian Federation: significant growth of commissioning of residential real estate, especially in 2014; growth of housing prices in primary market simultaneously with growth in per capita incomes in the Russian Federation; reduced housing affordability index; growth of number of mortgage loans in the Russian Federation and their decline in monetary terms.

The article is devoted to improving the process of automation of real estate market data analysis. Some features of the information technology tool “Analyst’s Room” application during the monitoring of the real estate market are considered. The authors also offer directions for improving this process by improving the functionality of the “Analyst’s Room” in the context of scientific and methodological works commercialization.
This article examines the situation on the commercial real estate market in Orenburg. The data collected during the analysis of the situation in the city as a whole and within a specific object («Paradis» shopping center) is taken as an information base. The paper also examines the impact of the pandemic on the commercial real estate market and consumer behavior.

Determining the market value of real estate objects is a rather complicated and to a certain extent unique process, since it is almost impossible to find two absolutely identical objects. As a result, the justification and selection of the necessary methodological assessment tools is a very pressing task. The purpose of the work is to make a comparative analysis of existing approaches to assessing the value of real estate. The main results of the study: the theoretical foundations of real estate evaluation were studied, a comparative analysis of methodological approaches to real estate evaluation was made; the advantages and disadvantages were revealed, the conditions and limitations of the application of each of the approaches were substantiated.
