The article analyzes the problems of implementation in the Russian legislation of the concept of a single real estate object, the legal consolidation of the concept of a single real estate complex and the principle of the unity of the fate of a land plot and objects firmly associated with it.
In this article, the author considers the issue of determining the legal status of apartments and their role in the system of objects of civil law. Apartments are a relatively new piece of real estate. A systematic analysis of the legislation of the Russian Federation made it possible to identify the main problem: the legal status of apartments is not defined in the legislation, and therefore there are difficulties not only from a theoretical point of view, but also in practice.
In the present article the author examines the problems of the mechanism of en-forcement of the only housing suitable for permanent residence of the debtor. The problems of enforcement immunity of a debtor citizen's only dwelling were ana-lyzed. The author cites as an example the absence of criteria, allowing to distin-guish possibility and impossibility of such seizure, disputability of the content of the acts regulating the enforcement proceedings in this case.
